Sewer Line Replacement

Wonderful co host is not here today. I apologize about that. That was my phone. Um, so yeah, he is actually the reason why we’re talking about this. He is onsite on a major project that’s going on that’s requiring him to do some in the field work today. So Richard, if you’re watching this a out there on the job, uh, hope everything is going as we planned. Okay. So let’s get down to brass tacks. Previous weeks we’ve talked about sewer stoppages and what caused them and you know, some of the things that happen, especially in these older part of towns where shoe Bellaire Meyerland is a big one, you know, uh, Montrose area or the areas where there’s older homes that have the older style pipes. Um, we run into these problems a lot. So we go out, we do the typical stoppage like we talked about previously.

We don’t stop it. And uh, we offer normally a camera inspection. If you have access to line, you’re going to get a camera inspection. That’s where it all starts. That’s where we take a fiber optic lens and it looks just like the drain cable, it goes on the end of it, and it goes down into your sewer system, takes a photographic picture of the inside of the pipe, shows the condition, shows what possibly could be causing the problem for you. Hopefully everything is unstopped and flowed so we can see what’s actually happening within your sewer pipe because little known fact, a good sewer line, very rarely if ever will stop on its own. So normally if you do have a stoppage in your main sewer pipe, you have a bigger underlining problem. So once we do that camera inspection, right, we get underneath, we start looking at it.

It can be a number of things. You can get a sag in the pipe, which is where you get a belly. We’re one area lower than the other two and it just holds water. Then materials such as toilet paper, soap, scum and all that starts holding, so obviously it becomes a stoppage. We have collapsed where the pipe actually breaks, old concrete, clay, cast iron, whatever will break and it causes a collapse, which again restricts flow. We have root intrusions, right? That’s where a tree obviously the roots very into where you either have a crack or some sort of seal that’s not proper and the roots are going to go looking for water and as soon as they get a taste of it, they start burying in and they create issues. So those are some of the more common ones were these cameras will go down in those lines and absolutely will be able to tell what’s going on exactly where it is, how deep it is.

And at that point you get a couple of different options as a customer, right? You can do what some of our customers I’d like to do, which is repair your sewer line depending on the age of home, you know, that might be the best recommendation or the best financial fit for our customer. That repair’s going to be basically we’re going to splice into the existing line and replace it with, you know, approved material, which normally is going to be a standard schedule 40 pvc, right? And that’s where your entire lines going to be the original line, except for the portion that spliced in, you know, the advantages those are normally they’re less costly, right? Um, it’s quicker, it’s not as big of a headache. Uh, the downside is the warranties a lot shorter because we’re only doing a portion and of course you have a lot of extra piping that is still old and original that you could have problems with in the future.

Uh, so then we can do an actual open trans excavation and there’s a couple of different ways that we can do this because when we’re talking about sewer replacements, we have outside of the home and then under the home, right? So under the home, technically as con is considered to be your building drain, the drain system from the edge of the home out to the city is your sewer line. So you’ve got your building drain building. Super. Um, so let’s talk about the sewer portion outside. Open trench means that we’re going to hand dig a the entire length of line. So you’re opting now instead of doing a repair, you want to replace the whole thing, right? So we’ll open trench. It will open up the entire thing, will replace it from a to B. Again, most likely with schedule 40 pvc, that’s the most popular thing to go back with right now.

I mean, I don’t know of any plumbing company that’s replacing concrete with concrete, that’d be pretty crazy. Um, but when we do that, we’re opening it up. Obviously we do eight, one, one call before you dig, you want to ensure that, you know, there’s a lot of underground stuff in our yards that we’re not aware of. Cable lines, gas lines, electrical lines, sometimes I’m a tons and tons of different things. So we want all that stuff kind of mark and to make sure that it’s out of the way. Um, once we do that, we’ll dig, will move everything that needs to be mood, whether it’d be landscaping, stuff of that nature, put down some plastic to protect the grass that we’re not going to be a removing or anything like that. We take out the old existing pipe and like I said, replaced a new one. Now once we do that, sitting normally appearance of the city comes and inspects it to make sure that everything was done properly.

Again, city inspection is the cheapest insurance that any homeowner can buy, right? A one, it’s, it’s to must ride the city requires it to. It gives you the peace of mind that you’re going to have a city inspector to come out and go, okay, the pullman company you hired, they’d do this up to code, you know, it is approved, everything looks great. So then once that happens, we come in, we try to put everything back and we like to use the phrase as close to pre construction as possible. A lot of people in our industry will say, you know, your yard is going to have a scar. Right? And just like a scar over time it gets less and less noticeable, right? So that’s how we try to do it and we try to clean it up as if you know, we’ve never been there.

Um, once we do that though. So the open trench, you’re going to have that. Now the pop pop, the positives about the complete replacement is the warranty as much longer ride, depending on what company you go with, you’ll most likely get a workmanship warranty that’s probably dependent on the industry anywhere from five to 10 years. We do give a 10 year warranty on ours. Then you also will probably get a stoppage warranty. Some companies do that. We offer a two year stoppage warranty along with our sewer line replacements in Houston as well, meaning 10 years you have any problems with that sewer that has to do with the workmanship of joint comes loose the pipe Belize, for whatever reason, anything that has to do with the actual install, we cover it for 10 years, two years, any stoppage within the line that was replaced comes up, we take care of it 100 percent, no charge.

Um, so those are some things now the cons, obviously it’s a little bit more out of pocket costs, right? The construction of excavating that larger area is a little bit more of a stressful thing for customers depending on who you’re dealing with. We got the process down pretty darn good. We’ve been doing it since 1979, which I told Richard, if anybody’s wondering that we’re coming up on our 40th anniversary, we’re pretty excited about that, but doing it that long, we got the process down pretty good. You know, we are human, there are times that the jobs, you know, the weather doesn’t cooperate, you know, that can really put a damper on a job and stress it out and pull, you know, prolong it. Um, but for the most part it’s pretty cut and dry. So you got a little bit bigger mess that we clean up in the end.

Bigger upfront cost but much longer warranty. So again, depending on your situation, our recommendations depends, repair, replace, which one works best for you? You know, as a plumber we like to give the knowledge that you make the decision. I’m the new thing that we got going on. That’s pretty neat. Is pipelining right? So this is a system that’s been around for awhile. The city’s done it for a long time, but um, and it’s, it’s a little bit different because not every job can qualify for it has we? Certain jobs. So there are certain situations that you can’t do it. If a pipe has completely collapsed, obviously we’re not going to align it. And I’ll explain in a second why that is. So pipeline in. The way this works is, is they’re going to take a fiberglass sleeve that’s coated with an epoxy in, literally below it, into your line in case the current sewer line.

And once it cures it’s gonna leave a quarter inch pvc resin pipe right back, right in place with your old lines. So if it’s concrete cast iron clay, it’s going to model pipe. So hence if it is broken, we wouldn’t be able to go past that. We’d have to do a section, fix that section and then blow the rest of it. That’s a new piece that, uh, is really coming out and it’s really, really gaining ground because a lot of people like it because we don’t have to tear up your yard if we’re going under concrete, we don’t have to remove the concrete or put it back. So there’s a lot of advantages to it. Um, it’s pretty neat to see happen and there’s a lot of information on it. That’s something that we would love, you know, if anybody’s in the market for that, you know, like Richard always says, I’m like always say y’all can call, talk to us and we’d love to talk to you about it.

Um, but anyway, they blow that in. It has the same kind of warranty. Is this for replacement? The only thing with that product is, is that it’s a pretty quick turnaround. There’s no excavation whatsoever. Um, again, the same kind of warranty, just like the full replacement. The upfront cost might be a little bit higher than the repair, obviously because you’re getting a full line versus a partial. Um, the warranty is outstanding and the pipe goes right in the place. No digging. You know, I think the only place that they have to excavate as at the cleanout to have a portion for the machine to push the pipe through. So that’s the new cutting edge technology. It’s amazing. It’s neat if you’ve never seen it done, look it up, you know, we are doing it. You can ask us about it. If you’re having that sewer problem again, the job has to kind of qualify for it.

Certain ones don’t, depending on the kind of problem that you’re having. Um, but if it does where you’re more than likely always going to want to do that for you. Um, you know, I think um, with those things in mind with our nine, $9 drain cleaning special right now we’re seeing a lot of this kind of come through, right? We’re seeing a lot of this kind of activity come through. So we thought it’d be great to reach out to y’all and kind of explain it up front of, you know, kind of what to expect, you know, whether it be repair, open, cut replacement, you know, open trench replacement or the liner.
